Teardown and Remodel Abatement in Edina

Typical cost in Edina

  • Abatement for one kitchen or bathroom remodel$1,900 – $5,500+
  • Abatement of a whole house before tear-down$9,500 – $28,500+

A teardown or a gut remodel can disturb plaster, joint compound, flooring, ceiling texture, glazing, siding and roofing. Under Minnesota rules, every building, a house as much as any other, has to be cleared of asbestos before renovation or demolition. Removal comes first on our schedule, and the paperwork for your next steps follows.

We take on teardowns and remodels in Edina, Richfield and Hopkins.

What the job covers

The pre-demolition survey

An MDH-certified inspector checks the whole house before it comes down. The survey decides what must be removed, or shows that nothing needs to be.

Removal before the wrecker

Two days is MPCA’s minimum gap between finished removal and demolition. If asbestos stays in any section of the house that is coming down, all debris from that section has to be treated as asbestos waste.

Remodels

Opening walls or ceilings for a new layout starts with samples of the plaster, joint compound and texture in those rooms. We clear positive material from the rooms being opened.

Several houses or larger buildings

A single-house teardown in Edina doesn’t trigger MPCA’s ten-working-day demolition notice if the house has four units or less. Three situations bring the notice back. The house was converted to a home from another use, several houses are coming down for the same owner, or the demolition sits inside a highway, commercial development or urban renewal project. For commercial buildings and buildings of five or more units, the notice is required.

Edina and Hennepin County paperwork

For a house demolition, Edina wants verification from a licensed abatement contractor before it approves the plans. When we finish, we write the closeout letter confirming the hazardous materials are gone. If the survey found nothing to remove, a copy of the survey takes its place.

County pre-demolition inspection

Edina’s checklist also lists the notification from Hennepin County’s pre-demolition inspection. When county staff look at the house, they ask for disposal manifests, abatement receipts and the survey with its report. We hand ours over to you as one packet.

Choosing a contractor

A Minnesota license is only the start. The workers and the supervisor on your job need their own certificates too. MDH also suggests collecting more than one bid and a written work plan, and asking to see the MDH permit, the waste manifest records and the lab report from air sampling.
