A popcorn ceiling can look harmless until a sample says otherwise. MDH lists sprayed ceiling finishes like it among home materials that may contain asbestos. If the lab finds asbestos, we close off the room and soak the texture, then a scraper takes it down into bags that get sealed right away, and the ceiling is left clean for new drywall, plaster or paint.

Ceiling work changed in Minnesota on July 1, 2021, when homes of up to four units stopped being exempt. Since then, a licensed contractor has to do any job that scrapes more than 6 square feet of friable texture. Owners in Edina, Richfield and Hopkins can book that work with us.

What we handle

Rooms with sprayed texture

We clear the room and cover the floor and walls in plastic first. A negative air machine pulls the room’s air out through HEPA filters to hold fibers in the work area, and we mist the texture again any time it starts to dry.

Painted or stained texture

A painted or water-stained ceiling gets a close look at the site visit, so the quote matches the surface you actually have.

Acoustic ceiling tiles

Some older rooms have acoustic tiles instead of spray texture. These tiles are also on MDH’s list, so we sample them, and any that test positive are eased down in one piece where they allow and bagged at once.

Leaving texture in place

A ceiling nobody will disturb can stay as it is. Plan on testing when you add recessed lights, take a wall up to the ceiling or want to sand for paint.

After the texture is off

The last day of a ceiling job is about proof and handoff.

Clearance air

Air samples are taken before the plastic comes down. MDH counts clearance air sampling as asbestos-related work, so it is done under a license too.

Ready for finishing

With the texture gone, the bare ceiling can show old seams or patches. We point them out so your finisher can plan the skim coat.

Papers for your file

At the end you hold two papers MDH says to request, the lab report from the clearance air samples and the waste manifest that followed the bags.
